Environmental Due Diligence

EDD provides a clear basis for informed decision-making, transaction terms, property valuation and future site development.

What is Environmental Due Diligence?

EDD is particularly relevant for commercial properties, industrial sites, warehouses, fuel stations, agricultural and energy facilities, and sites with potential historical contamination. Environmental Due Diligence (EDD) helps buyers, owners and investors assess environmental risks, contamination, regulatory compliance, potential liabilities and future costs related to a property or business before a transaction, development project or financing decision.

Phase 1 assessment includes a review of documents and data room information, publicly available records, interviews with responsible persons and a site inspection. The report summarises key findings, identified risks, potential liabilities and practical recommendations.

Where significant or uncertain risks are identified, a Phase 2 investigation may include sampling and laboratory testing of soil, groundwater, surface water, sediments or building materials. The results help confirm the presence, extent and potential impact of contamination and provide an initial estimate of remediation or risk management costs.
